How important are your pictures?

Pictures are your connection with the buyers long before they drive past your home. The most recent statistics that I have are that 86% of buyers use the Internet for at least some of their search. If my clients are any indication ... that number is a lot greater.

So ... if the buyers are online -- how important are the pictures? If you don't have terrific pictures with great light and a good angle - you won't get the buyers to come and visit the house in person. To make the best impression -- you need to make sure that you use a great photographer and display them in the best manner on the web.

For most of the properties that I represent I use Obeo Virtual Tours (www.Obeo.com/MikeWalker.) The minute you log into one ... you'll see the value in it! In this product I am able to show up to 15 pictures and 4 panoramas to prospective buyers. Within the MLS we are limited to just 8 pictures. With the tour I am also able to track the number of pages that buyers are clicking on and give the seller a list of the statistics and what the buyers looked at the most.

I agree that multiple photos and even virtual tours are the only way to go when it comes to showing the house to it's fullest potential. As you mentioned, there is a high number of clients starting their home search online, and if you aren't advertising your properties on the web in some way or another, you're missing the boat.

Thanks for the great points! I agree with the advertising on the web. That is where I spend most of my marketing dollars as that's where I get the best return. Everything from online posting on Realtor.com to personal web addresses such as http://www.26Delaney.com to feature a virtual tour of the property.

I work for a virtual tour company, so you are preaching to the choir. I agree with both of the comments about photos/virtual tours. The one thing that I also want to mention is the fact that now-a-days virtual tours and other technology is not the new and "cool" thing to offer to your clients, it's now considered the expectation. A lot of times, and Michael, I'm sure you've noticed this before, but many clients are trying to figure out what it is that their agent is doing for them to warrant a 6 or 7 percent commission, and virtual tours are a must.

I agree that Virtual tours are almost expected on most listings.

It's interesting ... but after I meet with clients and they see the value added items that I do for them to get their house sold and closed ... I rarely run into a difficulty with my commission.

Absolutely...when you offer a virtual tour or other cutting edge technology to your clients, most people don't have a problem with paying the commission. They are paying for all the neat and cool stuff that they can't receive without your services. It's the agents who don't offer those sort of things...and that's when the clients start to wonder why they are paying for a commission to receive services that are behind the curve.
